The Regulations also specify that testing must be carried out at least every 5 years but this will be subject to the expiry of the specific date on each individual certificate so Landlords must bear this in mind and ensure a new certificate is obtained when the current one has expired. Furthermore, there is a requirement that Landlords must give the tenant a copy of the report with 28 days.
The financial penalty for not complying with the Regulation is a discretionary one depending on the local authority but cannot exceed £30,000.00.
